The LOWEST inventory since 2006. What does this mean for our appreciation? We had a spike in appreciation (the first since 2006) in the 2nd and 3rd quarter of about 8%. With the inventory being so low all summer, it is difficult to track any further appreciation. I have buyers and other agents who have contacted me as they know I specialize in this area, which resulted in 3 sales before the homes were on MLS.
The downside is there are still many homeowners underwater, and the depreciation was between 25-35% depending on when your home was purchased, so we are not out of the woods yet. In addition, there is the "shadow" inventory the media keeps reporting on Banks not releasing some of their forelosures.
At least we are making better progress than 5 years of depreciation. Kierland is unique as we are one of the only areas that our Commercial growth not only continued but blossomed making Kierland one of the hottest addresses in Scottsdale. People love Kierland, and want to live here.
